Market Leadership in Residential Property Know-How
The d.i.i. Group specialises in residential real estate, and has a track record of exceptional competence in this highly complex market segment. We assume responsibility for projects of any scope, from the reinstatement of single assets, to the development of entire urban quarters, and all the way to new construction. Below, you will find a selection of projects that d.i.i. already concluded.
Living in a Leafy Setting Right Downtown
On an estate of about 18,000 sqm with park-like ambience and old growth trees, d.i.i. raised ten houses with 114 flats overall. The housing estate, which meets the KfW efficiency house 55 standard, was completed in late 2018. At the Wulfsbrook development site, 79 flats with floor plans ranging in size about 56 sqm to 143 sqm are available for sale.
Housing Design Excellence
The flats offer superior home amenities for diverse requirements and types of residents, with some of the units being handicap-accessible. Many ground-floor flats feature a patio, and most even have a small private garden, while the upstairs flats tend to have balconies or large roof terraces, as the case may be. Residents of any generation will feel right at home here. The timelessly modern architecture of the complex is mirrored in the interiors: bright, warm rooms arranged in well-considered layouts.
Energy Efficiency Measures
In addition, we implemented pinpoint energy efficiency measures: Existing single-pane windows were replaced with double-glazed vinyl-frame windows, and an energy-efficient heating system was installed. Doing so not only cut the energy costs, it also raised the quality of living for the residents and the profitability of the property in general.
Structural and Energy Efficiency Measures
Post-war buildings were converted into modern housing accommodation while attic apartments with higher ceilings were added to expand the floor area, new large balconies installed, attractive outside facilities including playgrounds and green areas created, additional parking spots put in, and the energy efficiency considerably enhanced. The resulting reduction in service charges ensured that the overall rent remained stable despite the modernisation.
